Federated Hermes has submitted plans to Glasgow City Council for the recladding of Skypark 1.
Subject to planning consent, work is expected to begin in early 2027, representing an investment of more than £8 million in the Finnieston based building
The existing exterior panels, which were installed in the late 1990s, will be replaced with a new insulated cladding system. The works will take place on non-tenanted areas of the building, including areas behind escape stairs, toilets and lift cores, allowing existing occupiers to continue operating from Skypark 1 throughout the project.
The new cladding will help reduce energy loss and improve the building’s energy efficiency, while also addressing staining and discolouration that has developed over time. The redesigned exterior will give Skypark 1 a sharper, more contemporary appearance, with variations in colour and tone across the height of the building.
The project forms part of Federated Hermes’ long-term investment in Skypark and its commitment to maintaining and improving the campus for existing and future occupiers.
Since 2018, more than £17 million has been invested across the estate to upgrade and refurbish office accommodation and deliver new sustainability and amenity initiatives. These have included the decarbonisation and refurbishment of office suites, the creation of Glasgow’s largest end-of-journey cycle hub, and the introduction of a new reception and café.
Today, Skypark is home to almost 40 businesses and around 1,500 people, having evolved from the former Clydeway Industrial Centre into an established business campus for a diverse range of innovative companies.
Located in Finnieston, on the edge of Glasgow’s West End and close to the city centre, Skypark is also part of an area experiencing significant investment and regeneration. The Scottish Event Campus’s recently unveiled expansion plans include a floating events platform on the River Clyde, new shops, bars and outdoor performance space, as well as a new bridge linking the campus directly to Finnieston.

The proposed works are subject to planning approval.
